Omoa, Honduras, leans on the Atlantic and the Caribbean through the Gulf of the same name shares it with Guatemala (thirty minutes by land) and Belize (three hours by sea). Due to its tropical coastal weather moderated on the mountainous interior, the country pursues touristic development and the fulcrum of the international commerce project in Puerto Cortés, forty minutes from San Pedro Sula (industrial capital) and fifteen minutes from Omoa, a traditional touristic destination. The harbor of Cortés has always been preeminent on the Isthmus and connects Guatemalan ports Puerto Barrios and Santo Tomás de Castilla with the new highway CA13, crossing the Municipal Head city of Omoa. Experts from the World Bank expect an annual grow on this zone of 32% on the touristic area and of 39% on the commercial exchange, due to the new `open borders` policy.
The highway (60 Kilometers) borders extensive wild beaches and leads to Guatemala (Puerto Barrios, Izabal, Livingstone) completing the highway line Mexico-Colombia planned on the Puebla-Panama Development Plan, sponsored by nine governments, guaranteed by G8 and financed by the World Bank and the Central American Bank for Economic Integration. Honduras is already benefited with some Free Trade Commerce treaties, among others with USA, Canada and (imminent) with Europe.
With a very promising outlook, Omoa, a tranquil city free of common or organized crime, has the Escuela Superior de la Marina Mercante (Merchant Navy High School) -unique in CA- and the project of a dock for cruise ships. Up to 200 thousand tourists concur on its beaches -threaded on the impressive range of the Cordillera del Merendón and the forests of the National Park Cusuco- with visits on Holy Week and all through the year to the Municipal Aquatic Park, the Fortress (or Castle) San Fernando (national monument), or fishing on the open sea or on the Bay, enjoying the beautiful Zoo Parque Infantil or practicing canopy.
In front of the park, on the Main Road that leads to the Beaches and the Fortress, is located the Building Italia: three floors with a 3.6 mts. high wall of stone and Monolite anti-noise, thermal-resistant and anti-seismic panels, that have created an spacious residence, an big open-space restaurant, a Deli and Convenience Store and a Junior Suite to rent, with all the services and front parking.

The building (free of mortgage or encumbrances) can be divided in up to five apartments, from 35 up to 160 2mts, each, excluding the terraces, which are wide and can be easily built on. On the back yard there are three rooms for employees, with full bathroom and kitchenette.
Present owners (Italians), having accepted a very interested job proposal, are moving to another Country are offering the building (which is unoccupied) at the best conditions, clearance price: They are opened to negotiate some furniture and equipment or any exchange that can be easily administrated at a distance.
According to the Honduran law, it is enough to acquire a property like this to easily obtain residence for the entire family (investor or retired category). Additionally, here you have a light fiscal system (property tax for this property is US$ 375 per year). Average energy costs (three A/C on summer) US$ 175 per month, water US$ 3, garbage service US$ 10, telephone (three units, national use) US$ 35 y TV-cable and internet US$ 28.
